We can't always pick the right time to place our home on the market. Occasionally, jobs, family and other situations make the decision for us.
 
The fact is there is no bad time to sell. Many people choose the spring, but lots of folks are just window shopping then. Those who are looking during the winter months are usually people on a mission. And that mission is to purchase a home. Here are some things you can do to make sure yours is the one.
 
The first thing, of course, is to make sure your home is clean, clean, clean! Everything should be clutter free and scrubbed till it's spotless. You want your home to look its best and smell its best, so that means taking out the trash every day and giving special attention to things like litter boxes. Wipe down bathroom fixtures every day and keep fresh towels handy. Cooking odors may linger, so make that a consideration when it's time to prepare a meal. Sometimes, eating out is a good thing!
 
If you have had offers, but they are low, take a hard look at your listing price. What are similar homes selling for? If price isn't the issue, then consider adding something of value, such as a home warranty or a membership in a nearby health club. Ask for feedback from showings. Do buyers feel they would need to make repairs or is the decor a little too personalized? If so, take the time now to remedy this issue. A quick coat of paint is a very inexpensive way to say 'buy me.'
 
When buyers do show up, get out of the way. Buyers will feel more of a guest when you are present and less inclined to ask questions, much less stick around. Your agent will guide them through, allowing them to take the time to feel at home. Your agent is also better equipped to field negative responses and point out the positive aspects of your home.
 
See your home as the buyer. Get out your camera (a video camera works best) and photograph your home from the driveway or sidewalk up to the front door and through the various rooms. How does it compare to magazine photos? Does it have a clean, inviting look or is it a bit more shabby than you realized? Small things we may overlook on an everyday basis can have a negative impact on the buyer. So make any adjustments necessary in order to get to your goal of 'sold.'
