8 Steps to Home Ownership
The process of looking for a new home can be exhausting but it's also exhilarating and exciting. You quickly make plans for your new life in your new home. But before you get too far, be sure you're ready for getting the job done efficiently.
- Your first order of business is to visit your financial institution and get pre-qualified for a mortgage. Getting a Pre-Qual is a simple process. All offers are presented with a Pre-Qual as proof to the Seller of your good intentions.
- Now that you know what you can afford, make a wish list. What do you need versus what you want? List the style, location and any special interests that need to be accommodated, such as a home office or a fenced back yard for kids and pets.
- Alway have a professional Realtor as your side. Real estate can be tricky business and you'll do better with the help of a dedicated real estate agent who can efficiently find the best home at the best price and assist you through all steps of the Buying Process.
- Once you have found your home, a Contract to Purchase will be created and presented to the Seller. Your offer may be accepted, rejected or countered. If it is countered, you have the option of countering back until an agreement is finally reached that is in the best interest of all parties. We suggest making all offers contingent on a home inspection.
- With an accepted offer in hand, you'll want to re-contact your Lender to complete the paperwork for your loan approval. It's always a good idea to get a "Written Good Faith Estimate of Closing Costs" from your Lender of choice. We suggest, as well, that you contact two or three potential Lenders and compare their "Good Faith Estimates". We can assist you with this important step.
- Now it's time for home appraisals and inspections. Again, the KTeam Advantage will assist you through this process. If the inspection turns up problems or needed repairs, we can request these situations be remedied.
- Before the final closing and settlement, a final walk-thru of the property is done. This is to ensure the property is in acceptable condition and no changes have been made other than any needed repairs. This walk-thru usually takes place the day of or day before closing.
- The closing is when all the legal paperwork is signed and the keys are handed over. It's the day you dreamed of when you first began your search. Enjoy your new home!!
